GREAT NEWS! FHA (Federal Housing Administration) is set to reduce annual mortgage insurance premiums. According to an announcement from HUD, the FHA’s annual mortgage insurance premium (MIP) will decline by 25 basis points (or a quarter of a percent), and will save new FHA-insured borrowers an average of $500. The new premiums will affect homebuyers with FHA mortgages that close on or after Jan. 27, 2017.

Keep in mind local Veterans in the Sacramento, CA and Roseville, CA areas can purchase a home using a VA loan (CA wide too). The biggest perks to this are that VA loans are 100% financing up to $474,950 and there is no MI / mortgage insurance on VA loans. Don't let your VA benefits go to waste. You've earned it!!

Real Estate is still moving well and fairly quickly in Crocker Ranch, Longmeadow, Sun City Roseville, Woodlake, and including most of West Roseville. In general, prices are strong and homes are being bought up by buyers in the area fast.

The real estate market has been fairly hot thus far in 2015. For the most part homes priced correctly are selling quickly. Of course just to say "the market" is a very general statement. Trends are different across the valley in the different geographic areas within the region. I like to refer to these are micro markets within the market. The trends also vary based on price range, SFR, multi-unit properties, commercial purchases & leasing, etc. Lots of variables to real estate.

Spring is about 1 month away! Think about some ideas you can do to your home in the meantime to get ready for spring. Things such as cleaning your gutters, planting shrubs or foliage, prune & mulch as needed, clear out cobwebs, spray for pests, etc. all help towards freshening up your home for the spring.

The Fannie Mae deadline is fast approaching for those who did a short-sale on prior owned property. As of August 16th, 2014 buyers will be required to wait 4 years to purchase a home with conventional financing at 20% down. Currently, you can purchase a home 2 years out after a short-sale with 20% down using conventional financing. Buyers must be in contract/escrow to buy their next home by August 15th, 2014 if they don't want to wait for the 4-year time line. Contact me asap if you need any help.
